Option No 1. Full Service  (FS) 

 
 
  • Initial interview with client; brief determined; fees payable to commence service

    Search and locate properties that meet the client’s brief.
    Inspect selected properties & short list suitable properties
    Prepare a Competitive Market Analysis (CMA) on each property
    Submit to client.

    Proceed with selected target properties
    Second inspection on target properties
    Report on condition and potential of target properties
    Submit reports to client

    Client selects property to buy
    PIA on property client select to purchase
    Client inspects property (if possible)
    PEN on property; negotiate a purchase contract on behalf of client.
    Submit successful contract to Solicitors
    Arrange pest & building reports from an independent source.
    Accompany pest & building inspector to those properties
    Submit the reports to the client

    When the client is happy, we submit the reports to the Solicitor.
    Follow the Legal process through to settlement.
    Auction Bid services included.

Option No 2. Property Evaluation & Negotiation (PEN) 

 
 
  • Initial interview with client; brief determined; fees payable to commence service

    Client selects a single property & inspects that property & then ……..
    Only engages propertywhiz to complete the purchase, including:
    Prepare a Competitive Market Analysis on that property
    Prepare a report on condition and potential of property
    Negotiate a purchase contract with agent/owner.
    Submit successful contract to Solicitors
    Arrange pest & building reports from an independent source.
    Accompany pest & building inspectors
    Submit all the reports to the client
    When our client is happy, propertywhiz will submit the reports to the Solicitor
    Follow the Legal process through to settlement.
    Auction Bid services are also included if required
     

Option No 3. Auction Bid Only  (ABO) 

 

  • Initial interview with client; brief determined; fees payable to commence service
    Client selects a property which will be auctioned
    Propertywhiz will attend and bid on client’s instructions.
    If unsuccessful, client will receive a report of the event.
    If successful, propertywhiz will follow the legal process through to settlement.

Option No 4. Property Investment Analysis (PIA) 

 
 
  • Initial interview with client; brief determined; fees payable to commence service.
    Propertywhiz will provide a detailed financial projection to incorporate:
    The purchase price of the property
    Stamp duty on the purchase
    The loan amount
    The interest rate
    Loan costs
    CPI per annum
    Percentage area growth rate
    Rental Management Fee
    Depreciation
    PAYG income/Business Income
    Rental income
    Insurance
    All costs associated with the property
    Projected capital gains from 1-10 years

Option No 5. Property Management (PM)

    Propertywhiz will provide a comprehensive service incorporating:
    Tennant selection
    Property inspection
    Lease contracts
    Rent collection
    Pay accounts associated with the property
    Regular ongoing property inspections
    Maintenance requirements attended
    Prepare BAS quarterly statement in respect to the property.

Option No 6. Company Structures (CS)

    and provide a bound set of your Constitution and ASIC compliance documents.

      PLEASE NOTE: Each Funder applies its own ‘Application fee’ over which we have no control.
      Such fees will be incurred by the Loan applicant.

      PLEASE NOTE: Propertywhiz does not make a charge to our clients to arrange their finance.
      Such fees are payable by the Funder to us; that’s the financial institution which provides the loan to the client.

      Propertywhiz are accredited with most MAJOR FINANCIAL INSTITUTIONS and NON-BANK LENDERS.
